Every site has a story. Some are straightforward. Others demand creativity, persistence, and experience to unlock their full potential. Stotan Crossings 55 was one of those sites.
Located in Fuquay-Varina, North Carolina, the property presented a set of technical and environmental challenges that had caused others to walk away. Unsuitable soils, brownfield conditions, and a deteriorating high-hazard dam had left the site widely viewed as unbuildable.
Through disciplined technical work, innovative engineering, and close collaboration with our consultant partners, we worked through challenges that had stalled prior efforts and unlocked a path forward for the site.
High-Hazard Dam Conditions
The site included a dam and pond classified as high hazard, with prior plans calling for the pond to be drained. Working through this condition required navigating regulatory complexity while balancing long-term site functionality and community considerations. Stotan advanced a compliant path forward that preserved the feature and integrated it into the project as a long-term community amenity.
Unsuitable Soils & Ground Conditions
Large portions of the site were affected by poor soil conditions that had rendered it unbuildable. Addressing this constraint was critical to unlocking the site’s developable area and overall feasibility. Stotan applied targeted site planning and ground improvement strategies that allowed development to proceed where others had concluded it could not.
Environmental & Vapor Considerations
Environmental conditions and vapor risks discouraged prior developers. Addressing these issues early was critical to avoiding downstream impacts. Stotan implemented appropriate mitigation measures to support safe, compliant, long-term industrial use.
Today, Stotan Crossings 55 is under construction as a Class A industrial park in the Raleigh–Durham market, totaling nearly 490,000 square feet across three buildings.
